It seems to me that it might be extortion when a business states that "If you give me $28 per acre plus yearly fees that I establish, then I'll not go after your farm with artificially high rent offers."  I'm not sure, but I don't think extortion is ethical.  At least not "here."

 And what's artificially high rent?  Seems to me a reasonable person could take an average of the rents in the township and come close to "reasonable."  If someone is able to pay a very significant amount more, then a whole lot of guys are way off.  And usually a whole lot of guys are rarely wrong, maybe two or three or so, but not the whole lot of them.
