If there are not enough competing farmers in an immediate area, and rental rates go down, then it will attract more farmers to compete in the area. The boogie man here may be 100 miles away, so logically you have to eliminate everyone who is within 100 miles of his most distant farm in order to not have anyone to compete with him. Even then, you run into the fact that there are no barriers to entry to the business. Anyone can rent the land and rent or hire some equipment and farm it.
