Your deal sounds a lot like mine with my now passed away dad. I provided free labor for a couple of decades, when he passed away he gave the farm to my sister who lives a state away, because she has a college degree she is the smartest kid. As soon as she got a deed she sold it to a neighbor on a hush hush deal.
