Midwest | Ive been helping a family member pretty much all my life. Same exact issues as you. Still dealing with same issues 50 yrs later. Ive put enough time into it now, that I'm going to ride it out. Had a blow up this evening, other wise, I probably wouldn't have responded to your post.
Help out a friend or neighbor if you want, let them pay you. It will be more fun.
I agree with another poster, roll the dice and stop helping, sounds like you might get 1/3 by doing nothing. Same as putting in ALOT of work/sweat, and getting no credit.
Look out for yourself and your family.
