The only way I That I see this working is if you set the land up as 100 shares. Each year 2.5% or higher of the shares roll to you, each share has a predetermined dividend ie rent at top market value.
I would start by taking multiple years in backpay as percentage.
This starts a succession plan and is simple to execute.
