Well the math is easy. How many years does he realistically have left to live and where will land prices be around that time? First isn't hard to figure since you know your family history, second is a bit harder but land isn't going down in value very much, it will most assuredly be worth more every year over the long term. By your age it sounds like you have a good 20-30 years to wait and lets say at least 2 Million, is it worth that to work "free" and deal with his BS for X amount of years? Only you know. Then of course the good chance that someone that volatile will just change the Will right before their death because you upset them for some unknown reason and the other guarantee that all hell will break loose when he dies and siblings want their piece. None of that also takes into account your mother, women on average live longer, who would get everything upon his death unless otherwise expressly written, which would be odd. Then she can do what she wants with it.

Personally if someone was holding that over me and truly doing the things you say it isn't worth the wait for something that probably will never happen. Nor is waiting for someone to die to get out of the way really where you want to be.
