     Well Nick, you sound like great guys!   This has probably been quarterbacked enough, and I think you'd be best to pay the rent.    Chalk it up as experience and move on.    Try not to burn a bridge, them rodeo kids probably will never farm and who knows ten years down the road things may change and you might farm it for his descendants.    Also if you sue or get attorney involved, no one will when and I'm sure if its like here that will echo threw your area that you sued the landlord.  That could very likely keep future LL's from wanting to deal with you.    I know that you would do things different if it could be redone but that in history now.    Take your energy and move forward!   Learn from mistakes, and when taking on farms that have livestock look the fences over well and size up the guys hay pile and operation when taking or making offers on the farmland!        Goodluck!

Good post, thank you. Funny enough his big hay pile was one of the reasons we thought it would work out where we might have it a few more years, but he seems to not plan to use it. Ah well now we know. Or it could all change when we talk to him, we've had that happen before with one guy that seems to change from happy to mad at you every other day. If we could just pick the right days to talk to them...
