Caluculate what you think the loss from the cows is and deduct that from the 2nd half of the rent. If he owes you, don't pay anything and show a balance due. You'll never get it but at least he'll know what you feel your loss is. You might have a neutral 3rd party look at your maps and numbers to see if they agree just to have a second legitimate opinion. Landlord could turn it into his insurance and try to collect. That would be his problem. Don't plan on renting it next year!
