Send him a bill for your losses and when he sends you a check write him one for his rent. If he doesn't let him take you to small claims court. I wouldn't pay him a freakin dime!! I would also give up the land you are better off not worth the hassle unless a few of his cows are in your freezer.


I agree with Rich. Come up with a reasonable estimate of damages (you have enough info to do that) and send him a bill telling him you are holding his rent as security until paid. Some legal advice here would be good as to how to word this. I would NOT send him the rent money at this point (that is all the collateral/security you have right now). I've seen this done before and the court awarded the tenant the damages withheld from the rent. IF he bothers to carry you to court. Even if he doesn't both parties know why the second part of the rent was not paid. Forget about renting it from him again. My two cents.
