     Well Nick, you sound like great guys!   This has probably been quarterbacked enough, and I think you'd be best to pay the rent.    Chalk it up as experience and move on.    Try not to burn a bridge, them rodeo kids probably will never farm and who knows ten years down the road things may change and you might farm it for his descendants.    Also if you sue or get attorney involved, no one will when and I'm sure if its like here that will echo threw your area that you sued the landlord.  That could very likely keep future LL's from wanting to deal with you.    I know that you would do things different if it could be redone but that in history now.    Take your energy and move forward!   Learn from mistakes, and when taking on farms that have livestock look the fences over well and size up the guys hay pile and operation when taking or making offers on the farmland!        Goodluck!
