Rent it. In fall of 2002 a landlord offer me 600 ac of irrigated land. Knew guy farming it. He spent most of the day in town, wouldn't irrigate untill it was to late and landlord suspected he was skimming some crop off. I knew if I didn't take it some one would. Best thing I ever did. Former tenent went out of farming a few years later due to poor work ethic and bad decisions.
