The barn has value, but only if there's pigs in it. It isn't like they are portable. As long as there are plenty of producers willing to put up new ones, the integrator holds all the cards. Guys with old barns are really only in position to take what the integrator offers, or sit empty. I know of producers who were required to replace feeders and change pen designs at the pig owner's whims or risk termination of a feeding contract with significant time left on it. They ultimately settled for less $$ per pig space rather than have the expense of replacing perfectly good equipment. Who won on that deal? (They were ultimately left high and dry without pigs a couple years later, got a small settlement.)
Know what you are getting into, and you will be fine, I figure. Owning and managing your own has its risks, too. | |
