SW Minnesota
I think you have a pretty good handle on it.
1) 2000-2400 head gives you the most options for contracting with pig owners. I know my 4000 head site did not fit some pig flows when I was switching a few years ago.
2)Basically the the biggest risk left is a the loss of a contract or a pig owner going broke. But I have yet to here of a barn sitting empty for very long.
3)You are right during the years you are paying for the barns that is all you get out of them is the manure. But the barns do get paid for and there is a very good cash flow in the end. If you do your maintenance the slats and the equipment will probably last the life of the building.
I am starting my 15th year with mine and they seem like an OK deal.
