My question, and what confuses me, is the statement about being able to pick up 2 parcels at above market and cost average down to profitable levels. As I read that, you plan to lose money on those parcels and average it in with the profits of the lower rent place to end up in the black.

I don't understand why you would take on land with no intention of seeing a profit on it, even if overall you do have profits.
