I've seen this many times. The hot shot bidding the highest rent can't pay it, and of the promise of unusually high rent is worthless if it's not paid.
I do see some landowners taking this into consideration and not necessarily going for top dollar, but for who will and can pay a reasonable rent. Your good reputation still means alot to a good landlord.
