A good deed is something you do with no compensation or expectation of compensation. You were basically using the property as your own in exchange for keeping it up. I think that is the reason you kept up the property. It was not just out of the goodness of your heart. You feel like you "own" this property, but you never paid for it. Get your stuff and move on. If you want a recreational property, buy your own then you won't be in this situation.
