Okay, here is a different perspective. I am a landlord, I'm in the middle of Iowa, I've been working with the same renter for the last 25 years or so. We have always beaten the county averages for yields. This year my renter retired . I now have one that I went to and told him that I wanted him to farm my ground. I have known him since he was in highschool.
Sure I could get maybe 50 dollars more per acre from the neighbor across the road from my land, but I don't like the way he farms.
The last and the new renter take care of the land like they do their own and to me that is worth a whole bunch. Besides if I charged more for rent I'd have to pay more to uncle sam :) Money isn't always the decieding factor.
