I'm not sure the greed is coming from the landlord. If there is a line of guys behind you willing to give that landlord X% or even XX% more than you give, why shouldn't they maximize their returns? Neighbors are a farmers worst enemy.

And I'll throw this out there.
If farmer "Smith" has $25/acre less COP in the machinery column than farmer "Jones", farmer "Smith" can offer more for rent than "Jones".
Why should the landlord take less for rent, just because "Jones" has more costs in machinery (or somewhere else in the COP formula), but feels he should pay less? "Smith"s older, smaller machinery will do the same job as "Jones"s.
Or, if machinery cost is a touchy subject, substitute grain storage or labor or..........
