SW MN - mt. lake/windom | Numbers look good, should be able to hit 8% return. I would try to get them to provide heating fuel as well, less issues with management being wasteful with fuel. Make sure you understand what the consequences are if you do not complete repairs on time. Is the labor rate at $6 contracted for 10 year term as well, that would be great. Review contract, seen some stating penalties for pit level within 1 foot of slats require pumping at all cost to you no matter what, if management gets sloppy with water wastage could be problem, just be aware.
