Subject: RE: Some numbers on a hog finishing barn

SW Minnesota
I put up a 4000hd site 15 years ago. It has been paid for for 5 years. Overall I think that most of the posters are too negative. I would make the following points:
1.The budget seems tighter than when I did it. But interest rates are lower. Someday I am going to figure out how the payments figure out with lower interest and the higher pig space payments. I might want to do it again when my son is out of school.
2.You won't be buying anymore land for awhile with those barns and debt on your balance sheet.
3. When I built my barns I got references and balance sheet form the pig owner. If they won't do this I would look else where.
4. Like Pat said Propane can be a killer, I would give up some income to have the pig owner take that risk.
These barns can work out if you are careful. It is nice that you can get someone to do the chores but you still want to get in the barns often to protect your investment.
I would be happy to talk shoot me an email if you want.
