I would have to agree with Tara, those must be some special landlords. A lot of land is selling in my area, the most "common" variable is families with no cash, that struck it rich with high priced ground cashing in, they will blow it all. I can only think of a handful of people around me without debt, and there isn't anyone young that falls into that group, whom is competitively renting ground. Most of the farms in that category here are "old" money, really old money, like they came here in 1880.
A lot of "absentee" landlords may have no debt on the ground, BUT, they have a big home mortgage, college educations to pay for etc., and all of a sudden the price of land skyrockets so they are cashing in to pay off other debt. If they were actually wealthy, I doubt a lot of folks would be selling.
