Obviously, there has to be some means to actually "pay for" land.
In my lifetime, at any point in time, If I would have bought land and somehow been able to make payments for the first 5 years......The rest would have been a cakewalk.
Buying land is rarely as easy as just cash flowing it......It takes sacrifice and sometimes years of positioning ones self.
As with anything, there are exceptions......but, not many.
