you must work with a very special group of land lords

1) almost any succession plan can only get the land to the next generation - once they own it keeping it from the market is at that point is their call unless the ownership skips a generation

2) to have that many landlords that all have successful college educated kids that have so little debt as to not need to cash out land and have something they deem more important to use it for seems to be not the norm in todays world

3) to have that many 70+ landlords that have all done succession plans most of that generation are not real set on succession plans

4) lastly that they would tell you the details of their and their kids personal financial life's

It is certainly not the Norm for the Scandinavian's in my neck of the woods to let anybody ( even their kids ) have that much info on how they have set up their operation.
