How much work do you plan on doing yourself? If you don't plan on doing much then easily figure $150+/sq ft. You might be able to get $130-150 if you get cheap windows, doors, Menards quality cabinets, fixtures, etc... The pre-fab homes really aren't that much cheaper than stick built.
