| Something to keep in mind. There is a tremendous amount of wealth and money in this world, even rural towns. Most banks have more money on deposit than loans. And most people with deposits have even more of their wealth tied up in higher risk / reward assets that they can liquidate often at the capital gains tax rate. Now I fully agree a lot of land is financed, but don't forget how much wealth / dry powder is out there either. The guy who hasn't bought anything for 10+ years and just bought the neighboring farm may very well be a cash buyer. | |
