Land is as good of an illiquid investment you can make. You can not churn it. Have to buy and hold. For the average Joe the equities market and their home (also illiquid) is their only ability to hedge inflation. At some point in time, there will be “reform “ in the tax code to reduce appeal of land ownership. The government will try to get at that stored wealth somehow.
