Subject: Re: Finishing Barns

SW MN - mt. lake/windom
Haven't done it, haven't considered much contract finishing. Built 1-1000 hd barn for my own production couple years back. Last year someone built a barn for me to lease.

My two cents, Don;t underestimate an exit strategy, whatever the stragegy is is better than no strategy. Something to consider, the early 90's was the first big push to contract finishing in the midwest, those barns have held there value as ageneral rule of thumb, if the pork industry would start to consollidate similar to poultry industry, could see sharp deflated values on 10-15 year old barns. Previous poster theorized contract finishing rates are going to stay constant over time, If this theory comes true, I would ask the question why would I as a owner of pigs want to renew the lease on a 5-7 year old barn when I can work with the next guy building with the latest and greatest technology. I'm not trtying to discourage nor encourage just trying to inform so you make the investment that fits your needs best.
