Sometimes things aren't meant to be. Ask the guy if he would consider a contract for a few yrs to get your feet on the ground. If that doesn't work, I would let it go. Don't become so determined to buy the land and paint yourself into a corner that you can't get out of.
Long term success is more important then buying the land next to you. Good luck!
