I bought some land around 2010? Could be off a year or two. Land had gone up significantly and seemed high but we had $7 corn that summer. At the time it took 200 bushels of corn to pay for the land. $1,400/a. Granted our APH's were 90-100. And it is dry land. That turned out to be one of the easier farms to purchase.
At $4.50 corn today and land selling for $3,600/acre it takes 800 bushels to pay for the land. Seems a little too high. I'd say in the 400-500 bushel range might be a good average. But you have to consider the location and the APH's.


I'm talking APH.............when figuring price. Not necessarily 200 bpa.

So it might take us 7 or 8 years to grow 200 bushels total per acre..........LOL.

I'm betting your $1300/acre land doesn't grow 200 bpa every year either.
