I would turn it into your insurance company. Show them the pictures, etc. If they feel there is a subrogation claim
against the landlords insurance then they will handle it. That way it keeps you out a conflict with the landlord and you
will be the "good guy".
I have been responsible for managing many thousands of insurance claims during my life and that is what I would do,
esp. if you want to maintain a business relationship with the LL.
