You've made a few comments about this being below market value. Just wondering what is irrigated land bringing down in southern Colorado? What kind of gpm are wells down south? Up in Northren Colorado we have seen a small drop in land values but in my opion they were to damm high in the first place.

With the legal water problems that the State of Colorado could have in the next 10-20 years, might be a good thing you passed this up.
