Red River Valley
1) when you say it cash flows without help is that using avg. yields - historical yields - or expected yields on the good years ???

2) down 25% seems reasonable given where pricing is for grains is this a phone bid all the way out and will they tell you who your bidding against is their any possibility your bidding against yourself ??

3) If grain prices get cheaper can it cashflow as a pasture ??

4) how expensive is it to run the Irrigation system if the wells are good
