IMHO it seems to me that the sellers are really being foolish if the land has good wells and they are selling it after they've been shut off for two years. They must realize that most buyers would not want to pay much for a big unknown such as that. If the wells had been running and there was a good crop history on it it would be much higher I would think, and worth their while to turn the wells back on for at least a year and sell it after that history has been established.
