How much do you like cows? You need to love cows to be in the dairy business. Find a herd, buy the cows and rent a facility until the cows are paid for and you have some equity. Cows cash flow way better than facilities. You are putting the cart before the horse IMO.
I owned cows for 12 years before I finally bought a facility. Long story, but cows make or break you.
