What are you currently doing with the manure that you would apply to this farm? That manure isn't magically free just because you get this farm. It has an opportunity cost unless you are currently giving it away. Sounds like a good opportunity, but make sure you figure the financial s correctly. Also figure his Financials. Come up with a fair deal for both.
