If he approached you about it, and it’s as nice of a farm as you say…. You’re in the driver seat. Ask for the half section + $$$. Especially if he can put manure on it. He’s sitting there lickin his chops just as much as you think you are.
Jus my opinion.
If he doesn’t like your offer. Well you have a nice farm still a whopping 12 miles away… which isn’t a big deal.
