Another factor to remember is when you are retiring and want to rent out farm with tile it will be easier to ask a premium for the consistency and farm ability of your land.
Just the same if you tile rented land you want to be sure the land isn’t going anywhere because your tile may cost you more rent If an heir or greedy landlord sees the value after a contract term is complete.
