I was just wondering what others thought about the lowest ROI that would entertain to do a project. I agree there are other intangible benefits also but IMHO as a business decision it still needs to be justified. We have 8 years of quantifiable yield history that I am basing the analysis on. This is more spot tiling, not a pattern tile situation.

The thought of as long as it exceeds borrowing cost is interesting, if you agree with that than anything over 4% is worthwhile.

One could also look at it as if it will be paid with cash, then a 4+% return is not bad investment. Have not considered tax savings/ deferment yet.
