But I will give you an illustration of how the business has evolved. 20 years ago you could build a finisher for $170/pig space and get paid $34 per space per year. In other words, your yearly payment was 20% of your initial investment. Today a finisher costs $310/pig space to build and yardage is $42 per space per year (approximations). So in other words, today, your yearly payment is 13.5% of your initial investment. As someone above said, the industry is searching for the investor who is willing to take the least return on his investment. Buildings are still going up, so that search continues.
To add to that, building materials and barn equipment were of a higher quality 20 years ago than they are today. That translates into more repairs sooner. | |
