Over the last 50 years 2% of farmland is sold annually. In the late 70's and eighties estate taxes were much higher and a much higher percentage of estates had to pay taxes. Since taxes only impact less than 1% of estates today, a smaller percentage of land comes up for sale. This is true in my neighborhood but may not be happening in other areas. The less land that is available for sale, the less likely we'll see prices fall.
