agree---- land here is totally price removed from its productive values ----in 70 s massive inflation in land and machinery ,around 81 it started reversing and grain prices retreating so you had lower incomes, bad balance sheets and nervous bankers......every farm sale prices softened so hard to re-finance if you had to....last 15 yrs. assest side of farming grew like crazy,along with debt....now we are at a crossroad...we shall see
