Split it up now. Even if there are no hard feelings now (which is a big risk down the road) doing an undivided interest there is the next generation to think about. Tell them to decide amongst each other who gets what. If they can't come to an agreement on that then that tells me there will be problems down the road. Don't try to manage things from the grave. If they want to keep the land together they will. Its their land now.
