Attorneys love undivided interest since it guarantees they'll have jobs indefinitely. They always tell you that no one will feel left out if their farm isn't as valuable as one of the siblings. You might consider having the property appraised, but appraisals are so expensive these days you might be able to put a value on it yourselves. Your children may get along now, but how will their spouses get along when the time comes? Throw in a car or house to the one who gets the worst ground and you'll avoid a lot of legal expenses for the heirs down the road.
