No one has mentioned TOD. Transfer on death. Here land can be transferred on death just by adding that clause to the deed. Doesn’t have to use a trust to avoid probate and let’s the next generation get the stepped up basis.
Also an attorney tells me that it’s perfectly legal to put a clause in your will that if any party attempts to contest it they immediately get nothing and their part goes to whoever you chose.
