I also had been waiting for quite a few years. The last 5 yrs I averaged one farm per year. Got tired of waiting, clock is ticking and thought few more years I won't want to. It's a crap shoot. My bet is interest rates will rise a bit. How much? No one knows for sure. It comes down to how much do you have now that is paid for and can offset costs on more? It takes big cash flow to pay off high priced land. My decision was I am all in or all out. I chose all in. I have not had much luck with auctions, too many buyers. My best deals have been private deals made at the kitchen table. No regrets so far. Good luck with whatever you decide.
