I don’t see land falling any time soon. Auction last week an 80 went for $6050 with 71 tillable and a $6000 yearly wind payment.

Not much land moving here, when it does sell it is being bought buy farmers. Heard an article on the radio that last year only 1% of farmland came to the open market last year. Seams to low to me, I have know idea how they came up with this number. Either way there is demand for farm land but no supply.

I think the answer is that you have to save till you can put 50% down.
A fellow Agtalker called me yesterday and told me a piece just sold recently near him for $5000 tillable acre. 78 CSR. Central Iowa, not exactly what I’d call fringe area. This is easily 25% off from even just a year ago.
