Agree that CI is not the problem. CI can protect a farmers cash on hand, so long as projected prices are high enough (i.e. past three years). It's a demand issue. Demand from those outside of the farm. Private money is driving demand. Whether its Wall St Fund's, local wealthly (non-farm) private investors, or even wealthy individuals partnering with the farmer to buy land, demand has increased. I'm not speculating, look closely at land auctions. Those present and pushing the final bids usually are not the local farmer. I will admit, my observations comes from local auctions, but I'd bet its systemic nationwide.

If it were un-backed farmsers only, there's not enough liquidity present to push bids so lofty.
