Subject: RE: new house

Post frame construction on a 4' frost wall, heated and stained concrete floor with rugs in the living room and bedrooms. Ten foot high ceilings in the main areas and garage, 48" entry door's and between garage and house, at least 36" interior doors. I would do steel siding and roofing and spray foam insulation, floor heat and probably a mini split for AC.

Have a friend building a post frame house right now and for a storm shelter he built a closet/laundry room using 2x8" walls with studs on 12" centers, studs are screwed into the sill plate and have hurricane straps, sill plate is anchored the floor between every stud. The studs are sheeted with 3/4" plywood screwed every 6 inches and topped with two layers of drywall on the inside and outside of the wall.
