Red River Valley | That size garage will be really tight for 3 cars, been there, you can get them in but if you have kids you will get door dings. 30' deep by 36' long would be minimum size to get what you want, that way you can do 3-8' wide doors, keeps the cars seperated. Just from my past experience so take it FWIW. And for the basement under the garage, $10k sounds pretty cheap, he may be blowing smoke somewhere with that number, my brother builds homes in KC and that is typically a $20k addition, and they want you to keep those steel poles close together. Make sure you see the layout before you go ahead with it, and get that 10k in writting.
