We just built a house this last summer. Garage is 32x30. No way I'd try and put 3 cars into it. Unless they were tiny cars. Truck and a minivan fit comfortably with space on the sides to move and store stuff.
Carbon monoxide would be a concern with having a room under the garage. And water movement/drainage. Maybe that's not an issue where you don't have melting snow coming off vehicles in the garage.
